Neighbor's treehouse close to property line

My neighbor is allowing two 11-year olds to build a treehouse in a tree on their property. It is about 8 feet high and 2-3 feet from the property line. I am concerned if anyone falls onto my property I could be held liable. Town code doesn't prevent this type of building. I do have a fence between the properties but it's about 1 foot from the property line - per town law. Is there any way to propect myself if someone falls onto my property and is injured? Will sending a registered letter to the neighbor telling them I take no responsibility for injury will release me from any liabilty resulting from use of their treehouse.

Presumably, you have homeowner's insurance. That should cover any claim made against you, but it is difficult to see what claim could be advanced if the treehouse is built entirely on someone else's property. Best, M. E. Zuller
