Forefit rights of deed

In 2001 I was given the deed to a house by my father and never filed the executed document. He changed his mind and sold the house in 2004. Do I have any recourse ??

Under NY law ("race notice") grants priority to a subsequent purchaser who takes the deed without notice of prior interest in property AND records the deed first. Your interest should prevail if you record the deed first.
