Legal Question in Real Estate Law in New York

a new landlord

hi,

we live in a 2 family house in ny. our current landlord notified us that the house was sold & that the new owner wishes for us to leave the property by the end of this year (december 31, 2005). our contract with the previous owner is until july 31, 2006. is there a law allowing us to stay in the property until the end of the lease? can the new owner evict us from the apartment? what can we do about it?
