Title Clean-up

I have an ex-wife and my deceased mother (dead for 3 yrs) on my property title, would like to refinance but need to remove them both? could you provide me with specific forms that need to be filed (quit claim deed, etc.) and with who (county clerk, etc.) Thanks

Your problem is not that easily solved. You may have to probate your mother's estate and get your ex-wife to agree to convey title to you.
