i need to get my security deposit back.

I moved out about a 2month ago and I still didn't get the deposit and deduction list.

The owner is holding my security deposit and last month rent deposit-total 2month of my rent-$1650. (He refused me to pay last month rent with my last month deposit.)

But he insists that he is just keeping one month deposit.

Here's my real problem. I didn't 'shampoo clean' the carpet when I moved out. (It was on the lease.) And I told him I was going to move out in the morning, but I had to move out in the evening because of my truck schedule. And I didn’t know I had to certificate my letter of moving out day and new address notice. (But I know he got it because I sent the letter with my last rent check, and he said he got it.)

And he renovated fan and air conditioner, (not because of me because they were too old, so new tenant asked to change) but I lost the picture of the first condition of my apartment.

In my situation, do you think I have a chance to winning if I go small claim court?

And how I can investigate owner’s name and address to sue him? And are small claims filing service websites ok to use?
