Legal Question in Real Estate Law in Pennsylvania

I sold a house in PA and money was held in escrow because the house needed repairs. I had all repairs done in the allotted time and have provided paid receipts to the escrow company. The escrow agreement is written that both buyer and seller have to agree to release funds. The buyer is trying to get other items outside of the escrow agreement addressed, and therefore is not cooperating in having the funds released. Am I able to get a court order, forcing the escrow company to release the funds? What are my options?

There should have been an escrow agreement that spelled out the exact items you were supposed to repair. If you have furnished receipts for all of those repairs, you would be entitled to have the funds released.

Escrow agents will not release escrowed funds unless all parties agree in writing. They must do this to protect themselves from liability for wrongly disbursing the money.

Speak to the escrow agent. It should have been the title insurance company, because that's the party with the responsibility for disbursing all of the proceeds of the sale. It can tell you what it requires in order to release the money to you.
