Legal Question in Real Estate Law in Pennsylvania

Hello, I am a first time landlord and have been having all sorts of issues with a tenant. Long story short, this is a month- month lease and the tenant has defaulted for 4 months now. I filed a complaint with the magisterial court and won the case. I just filed for a possession of property and the tenant have the next 7 days to vacate the property.

I have 3 questions:

what does possession of property really mean?

What happens when this tenant refuses to leave after this 7 days?

what options do i have to recover the 4 months of past due rent?

What does possession means that it's back in you control not the tenants.

Once the tenant is notified. A date is set for the constable to remove the tenant. You should plan on being there then so you can change the locks.

You can try to garnish the tenant's wages for back rent assuming the have a job. If not you're not going to get much.
