Legal Question in Landlord & Tenant Law in Texas

I signed a lease with a friend and my fiance. Well before we moved in my friend wanted his cousin to move in with us. I agreed and rent was split 40% 30% 30% yet his cousin was not on the lease. After getting in a heated argument in which my friend threatened to kill my dog; my fiance and I decided to move out, although there's still 13 months left on the lease (15-month lease). Well my friend's cousin and I signed a lease transfer agreement since he was not technically on the lease, that would give him the responsibility of the other half of the lease. Well the day before I sign a lease at a new place my friend's cousin has decided to back out and refuses to be on the lease. Can he back out a legal agreement? How can I get out of this as my fiance does not want to live the other two guys?

The most important issue here, is whether the landlord accepted the lease transfer. If so, then it is between the cousin and the landlord. The transfer would have absolved you from responsibility under the lease.
