Legal Question in Real Estate Law in Texas

2nd liens

The home I am trying to buy has a 2nd lien that is foreclosing. Do I need to pay the 2nd off before they foreclose to buy the property. If I pay the 2nd off how do I protect myself so the seller does not decide to sell.
