Legal Question in Real Estate Law in Utah

County rezoned my property, can they? I bought a non-conforming agricultural property in 2006.When I checked the 2011 land use map, my property has the color for Residential zoning. The property is non-conforming because agricultural properties have to be over 10 acres. My property was part of a two 5 parcel plot that was divided in 1982, leaving both properties non-confirming agricultural. My question is, can the county rezone my property without giving me notice and a chance to appeal?

The county should have given notice both directly to you and also public of the rezone action. However, your property is probably grandfathered in as agricultural uses. Talk to the county planner.
