Legal Question in Real Estate Law in Utah

paying for home appraial after leaving bank

i was going through a broker and he could not find me a lender and asked me to make fraudulent documents to make the loan fly. after refusing, he could not get me a loan, and said that he would get back to me and never did. about a month later i recieved a bill in the mail for the apraisal. i said i would not pay it and they asked me if i had closed and i foolishly said no, he then went and found some crapy loan so that he could say that he had found me a loan and make me pay. is there any way out of paying for it. i signed some kind of form saying $0 up front and he had said that he was worried about having to eat the money for the apraisal. any help would be great. thanks

If you agreed to pay for the appraisal you should pay for it. If you think the loan officer was incompetent, then you should go to another lender, who can use the same appraisal. If the problem is your credit, then you should pay the appraisal.
