Abandoned personal property
We purchased a home and finally closed after a weeks delay......The seller was very late in prepping the house and never finished...Our broker paid to have the house emptied, cleaned and the debris removed from the property......3 days work.
Tonite we had a call from the seller saying that we had no right to remove his personal property and that he wants to retreive it or will sue us.......Our realitor says it was abandoned property and we had every right to have it removed....Not sure who to believe .He even left his kids hamster at the house which we returned right away.....But have already discarded other items. He requested a few days extension of his move-out in exchange for a few pieces of furniture we planned to purchase from him, he removed one of the pieces and now said the others still belong to him as it was a verbal agreement ........I googled ''abandoned property'' and found your site...... Please let me know what the law is on abandoned personal property . Thank you............

Believe your realtor. You have absolute proof of the conveyance of the house and all that is in it by the Seller in the form of the warranty deed and your contract of sale.
