when you buy land that already has a house on it that is owned by someone else what are your rights as land owner? i.e. can we make them move and how much of a notice do i gove?

Are you referring to a mobile home placed on land now owned by you? You purchased the land subject to whatever real property interests that were granted to others by your seller. If he leased the land to another, then he granted them a leasehold interest and you took ownership subject to that lease. If there is no agreement or other right of the occupant, you would be well served to give them written notice of 30 days to vacate, getting proof that they received your notice, and then you would take legal action to regain possession of the property, if they fail to leave. You should also give notice to the title company that insured title to the property you purchased.
