buyer has not met agreement to pay balance for a land/mobile home property. can the seller cancel the contract? sent addendem and cure notice....and still buyer has not complied.

If buyer has not paid for the property as provided in the contract, and has failed to cure the default after proper notice has been given, then the buyer is in breach of contract and the seller may have more than one remedy to pursue. Terminating the contract and regaining clear title to the property is one way to go. Is the buyer still occupying the property? You most likely need legal counsel to accomplish your goals.
