Legal Question in Real Estate Law in Arizona

non-payment

I am typing this for a friend: There are 3 people involved on this property with a double wide mobile home. One has moved away, (running from the law) the other refuses work. I have my youngest son that lives with me. For several years I have made all insurance, tax and mortgage payments. Is there anyway to force them to reimburse me or get them off of the title so I don't loose my investment after all this time.

Yes, there are ways to achieve your goals, however, there is not enough information provided for me to know what the real situation and circumstances are.

You need to consult with experienced counsel/attorney and determine what the actual ownership of the property is, what the facts are and what has happened during the period of ownership. The person running away will present a problem when it comes to giving legal notice, but that is not insurmountable. The legal relationship of the 3 parties must be determined and that will tell what legal action should be taken.
