quit claim deeds

Time limitations on filing a quit claim deed...My Father and I own a house. We are in the process of streamlining the FHA loan and are waiting for the interest rate to drop to take advantage of a lower interest rate on the loan. Dad has perfect credit and I have fair credit. With Him on the refinance we get a much better rate. My father is dying of cancer and if that happens my 2 sisters would have legal options on my house due to his will stipulations of splitting everything 3 ways. My question is'': Can Dad and I sign a quit claim deed but hold it for future filling ,so my credit score alone,does not have a negative effect on the streamling refinace and my sisters would not have claim to my house?

In this case a Beneficiary Deed would work well. Your dad would sign and record it now, but it doesn't do anything until he dies. And, his will won't effect it either.

See an attorney to draft one for you. It's inexpensive.
