unpaid rent

My tenants in AZ have only paid 2/3's of their April Rent. They originally promised to deposit the balance but have now stopped returning my calls. What are my options?

You should immediately send a 5-day notice stating that the amount of rent received is deficient and that x dollars is now past due and that unless the remaining portion of the rent is not received within five days from the date they receive the notice you will file an eviction action with the court. Send the letter via certified mail.
