Release of Contract

I made a contract to buy upfront some retail space on the advice from the owner stating that I would make a great deal of money, because of the clientle. I paid $2000.00 for a space for 6 months, and the owner refuses to let me assist any of the customers, so I am unable to make my money. Can I get out of the contract due to the inability to perform or something and get the last 4 months of my money back?

bring an action for rescission and return of all your money, based on the owner's refusal to allow you what was promised in the agreement.
