I've already asked a question regarding our 3 day pay or quit, we're planning on moving out in two weeks and then our landlord gave us a 3DPOQ. We've had problems with the landlord he wont fix things, now we find out that the man he's moved in to show off the apt. building is a child molester. A man came up to my husband at the gas station and told him, so I check the offender database and found him there. Is there anyway we can move without penalties since this is not the first time we've encountered this problem. His handyman is also a child molester, and we just don't feel comfortable here.

Move before the end of the 3 day Notice.

Write landlord a certified letter, return receipt requested, regarding the child molester charges (BUT, make sure you are right or you are looking at a law suit).

Also, note landlord's refusal to fix items in your letter.

Make sure you keep a copy.

You might need to retain a lawyer, for letter writing purposes, which will look good if landlord takes you to court.
