If you are the former owner, then the new owner must serve you with a 3-Day Notice to Quit. If you are a tenant of the former owner, then you receive ao 30-Day Notice to Quit.

If you are still in the property after the period in the notice, the new owner can file an eviction lawsuit against you. It would be better for your credit rating not to have an eviction lawsuit on your record, so negotiating a date to leave the landlord without a lawsuit is the best way to go.
