Legal Question in Landlord & Tenant Law in California

rental laws

I live in fresno,Ca.and have always paid my rents on time. This is the 18th month in this house.I just paid my rent on July 3 2009.She(landlord) waited 3 days and gave me an eviction notice to be out of here in 30 days! I told her gee whiz, you waited until you got the rent from me,you already know that the first and last months rent have already been paid, and you're giving me this!I then told her to give my rent back,as thats the only I have to use as a down payment on another house, and she told me that she can't do that.I told her that she was going to rip me off!!! She told me that she was losing the house and that she needed to have the utilities in her name and live here so she could get the government to help save the house! And she brought her mom with her.I later found out that her had co-signed on the house!

Re: rental laws

The landlord might be required to give you a 60-day (rather than a 30-day) notice to vacate. You should check with an eviction defense law group in Fresno to see if they can assist you. Of course, if she makes you an offer you can't refuse, you might consider moving sooner.
