Legal Question in Landlord & Tenant Law in California

I have given my tentant a 30 notice to vacant. can I also give them a 3 day pay or quit notice? for now they do not want to pay. they have been paying every two weeks for 2 years now. although there is no rental agreement just oral.

You can give both notices. By the time you have a trial, the three day notice might not be relevant as they may be gone, but you can not be entirely sure at this point. An oral contract is as good as a written one, it is just the terms are more difficult to prove.
