Legal Question in Real Estate Law in California

I've never been late with my rent, last month I had a shortcoming and was late. A 3 days notice was given and I advice the onsite manager that it was going to be a little late. On the 17th of the month I personally gave the rent as well as the late fee to the onsite manager. He accepted both money orders, but 5 minutes later he rushed to me and forcefully returned them to me. Now the property manager told me he would accept last months rent and this month if I pay over 1200 in attorney's fees. What can I do?

You are not clear on whether you offered the rent during the 3 day period to cure, or after the period had expired. There is a big difference.

read your lease agreement to see the terms of late payment, penalties, and the right to charge fees and costs like this, versus eviction. Then talk to eviction specialist attorney if you think you are right and they are wrong.
