probate distribution and right of survivorship

The mother of a family dies intestate. Through probate and administrator decree by order of the court distributes property to nine surviving adult children equally in March 1977 which is recorded. One party of interest gained title in May of 1977. In 1986 one party deeded their interest to the party on title. In the following years 3 parties of interest die. Party on title and another party of interest has lived on the property since 1977 adversely, paid taxes, and maintenance, but no rent. Existing & Surviving parties of interest maintain insurance and they still claim interest. 1. Does the decease parties interest go to the estate or has right of survivorship. What is the interest of untitled parties
