What if you want to file a Ch 7 and find out that the mortgage you signed was never recorded. What happens if you file?

The mortgage is technically unsecured, but a mortgage by definition is tied to the the land and is intended to be secured by the property. If you are trying to discharge it in a chapter 7 you are probably misguided as an Adversary proceeding by the mortgage company will wind up securing the debt on the property.
