Liability waiver
We are land owners and the house next to one of our lots that we store equipment on is having a party for thier daughter. They would like to be able to have thier guests park their cars on that lot. What do we need to have them sign to protect us from being sued if someone is injured while on that lot.

You can have them sign what we call a "hold harmless agreement." This agreement states that they will indemnify you and hold you harmless if anyone is injured while on your property.
However, this agreement may not protect you from being sued. If you are sued, the adjacent landowners would have to assist in your defense and be responsible for any judgment entered against you.
Finally, these agreements are not fool proof and you are never guaranteed that it will hold up in court.
My suggestion? Do not let them park on your lot. That is the best protection.
