Terminating a Contract with your Real Estate Agent

Signed a 6 month contract on 5/23/07 w/a real estate agent (agency) to represent me as the buyer. She has been little to no help and I am very dissatisfied w/service received to date � is there any way to legally break contract w/out penalties. Only thing I see sated on agreement is �if buyer avoids or attempts to avoid his/her obligation under this agreement, buyer shall be obligated to pay broker the above broker fee.�
