Lease over, owes July rent, can't fimd him

Our tenant of 1 year owes us for his last months rent (July)

I said I would loan them the amount of the rent, with a personal loan. they were supposed to come over on friday and sign loan and new lease.

Never showed. They haven't been at the house since before Friday. It looks like they still have personal property still there.

After 1/2 month, can I consider the place abandoned and clean it out to rerent?

I want to do it by the law, and be fair. Fair to thenm and me.

To be safe, I would suggest you post a Three Day Notice to Pay Rent or Vacate. This will provide you the legal safeguards if the tenant reappears and will allow you to go forward to file an eviction action.
