Do termites give us a reason to break our lease?

My husband and I moved into our condo/apartment on August 1st, 2006. When we did our walk through we noticed a substance that looked like coffee grounds on the floor. The part owner doing our walk through said that the cleaning lady must have missed it. We then found that it was accumulating daily and had the apartment inspected and found it was termites. We have been waiting for two months. I have spoken to the landlord and the head of the board who said that it will probably be 60 more days, but that she couldn't commit to any timeline. Now, our elevator has been broken for 5 days. We want to break our lease. Do we have grounds to break our lease as the place was infected when we moved in? Or because of the elevator. I am pregnant and cannot continue to climb the stairs as they get very wet in the rain.

Certainly not until you comply with the requirements of FS 83 as to maintance and repairs.

Even then , you may only be entitled to a reduction in rent.
