is this contract void and can i get sued

i was going to sell property to a couple and i signed a sells agreement with them for 30 days which they gave me a 100 dollar deposit in which they would pay me the remaining balance in 30 days well they took it to there lawyer to get a title search and stuff done in whick there was a problem with the land and title description so there 30 days expired and i didnt hear from them or there lawyer for months then on day 3 months later they called and said there lawyer is still working on it do they still have a biding contract or can i sell to someone else can they sue me if i dont sell to them or if i ask for more money than i was asking for before

It appears the buyers have no legitimate claim against you, but one would have to review the contract to determine the rights and obligations of the parties. Typically, based on the facts you provided, and assuming you entered into a garden variety residential real estate contract, the buyers would lose their deposit and you would be free to sell to anyone else at any other price.
