Legal Question in Real Estate Law in Florida

I am living in a home owned by my mother. I want to know if would be better to draw a General Warrenty Deed or a Quick Claim deed. Also, do I need to have a lawyer draw the paperwork?

A general warranty deed means the person transferring title warrants that they own the property. A quit claim deed simply says I am transferrig whatever title I have in the property. Your concerns should be about the tax implications, both real estate taxes and gift taxes, which impact this transaction. Seek legal counsel before doing anything. The cost to draw up the deed should be minimal and the value of seeing the attorney first will be priceless.
