Which power of attorney form is the right one?

My German friend wants to give me power of attorney to sell his property in the US. A found a Real Estate, Limited Power of Attorney form, would this be the right one, or, is a general poa form enough? I've been told, it has to be notarized by a US Embassy in Germany, which I can't believe, doesn't make sense. A Notary or Lawyer should be enough to notarize, or? Does it need 2 witnesses?

Either form will work, but the real estate poa form is probably the better choice. Since it affects the transfer of real estate, it should have two witnesses.
