Legal Question in Wills and Trusts in Illinois

I am an excutor the beneficiay is my cousins son. Question the House was appraised in December 2010 do I need to sell it for that price or since is has been ruined since her death can it be sold under what it was appraised for.

It is not unusual for a house to fail to sell for the appraised price. If you think the sale my be questioned and cannot get approval from all interested parties, you might consider petitioning the court to approve any sale. As executor, you should have an attorney directly advising you on these issues and should heed the attorney's guidance.
