Legal Question in Real Estate Law in India

Dear Sir,

As guided by you, I have procured the copy of agreement from the builder (executed in 1979) . But the same is unregistered.

The agent who looks into registration of such transfers says that the title of owner is defective as the chain agreement is unregistered. Also he said that the government has stopped the registrations of agreements in third party absence.

Kindly guide how should I proceed and whether a Bank would lend in such cases.
