land locked property

Is it legal in Maine to sell a landlocked parcel. It has no deeded access.We were aware of it when we had a title search done ,but we were told by the realtor we could use the road the house was on. The right of way has been blocked by the owner.Is there any recourse against thr realty?

It is legal to sell a landlocked parcel so long as it is property disclosed.

The land may really be landlocked which may impact the ability to build on it (zoning requirements) and harms its market value. It sounds like the realtor was giving you legal advice which should not have been relied upon, but the written property disclosure would need to be carefully reviewed before an assessment of that misleading conduct came be made. It is also possible that the owner of the road should not block it and you may have a right of access implied by law. Did you pay cash when you bought it and if so did you obtain title insurance?
