breaking a property agreement with all conveyed surviving Grantees

I was left a gift from my Father lake front property with my sister and nephew. in the deed the line reads this conveyance is subject to restriction to the property cannot be conveyed without the agreement of all surviving grantees aso long as mone than one grantee is surviving. My sister and I do not get along never have there is no way we can agree on what to do with the property I want her and my nephew to buy me out and the property if paid for. Is there a legal way to force her to buy me out or sell. Also, my father committed suicide in the driveway of the property and i can't evan consider going into the driveway or the home can anything be done? thank you

This must be a painful situation for you. To answer your question, yes, Maine law does allow for you to file a lawsuit naming the other property owners and requesting that a Judge determine the fair market value of the property, and order either that they buy you out or that the parcel is sold on the market and the proceeds divided.
