Legal Question in Real Estate Law in Massachusetts

Child's property

Hi I am wondering if anyone could point me in the right direction. My friend needs to sell her home, which through a will was deeded to her 9-yr old daughter, in order to avoid tax foreclosure and hopefully at least walk away with something hopefully enough to put down on a condo. She can't afford an attorney so if it's something she can do herself please help me figure out what form she needs to file. She has about 3 weeks before she looses the house so I assume a judge will ok it seeing as how she basically lost it already. If anyone has a better solution please let me know because she doesn't want to sell it, but has 3wks, horrible credit, and no way to get the 35k owed on the tax lien. Any suggestions are greatly appreciated. Thank You
