Can I sell my home now under the terms of my mom's will ?

Under the terms of my mother's will ( who died in 1994 ) I am the owner of her home in Milton, MA., however, my step father is allowed to live in the home as long as he chooses but he cannot sell the home ... I took out a loan against the property for $50,000 in 2000 and now I am unemployed and it is very difficult for me to make these monthly payments ... my question is: If I stop making these payments can they take my home away ? ( It has been appraised at about $285,000 ) and is there any way that I can put the home on the market now for sale or charge my stepfather rent for living there? Normally I wouldn't even think of doing something like that but I am already nearly 2 months behind on my monthly payment and it is very difficult for me to keep up ...

I would appreciate any help you can give me on this matter
