Seller pays for the drawing up of the deed. Seller pays for the deed stamps $4.56 per thousand, except on the Cape which charges more. Generally the Title search is part of the lender's requirement as is title insurance and the Buyer pays for that.

Seller will also be charged a follow-up fee to make sure any mortgage or other liens on the title are released post closing.
