Legal Question in Landlord & Tenant Law in Michigan

If I am a business owner, and I pay rent to a landlord, do I have to pay his property taxes? I am about to sign a lease, and my landlord wants me to help pay his taxes. let me know thanks.

There is no state law or city ordinance that requires a commercial tenant to pay property taxes. The lease will dictate whether or not the tenant or landlord is responsible for the property taxes. Everything in a lease, within reason, is negotiable. Often times, you hear the term "triple net lease." This is a term used oftentimes in commercial leases where the tenant is responsible for not only rent, but taxes, utilities and insurance. There will also be the issue of who is responsible for maintaining the physical structure inside and out. I would recommend that you have an experienced real estate attorney look over any proposed lease that your landlord provides to you. Typically, commercial leases are for more than one year and it is imperative that you conduct proper due diligence prior to locking yourself in for a lengthy period of time.
