Legal Question in Real Estate Law in Michigan

Contract Breached, But Home Still Purchased

I purchased a home, through a realtor, that was being remodeled. On the purchase agreement, we stated that all permits needed to be pulled and all inspections needed to be finalized before we purchased the house. Days after purchasing the home, we discovered that only two permits were pulled and none of the inspections were completed. The home was not in a livable condition (per county inspectors reports), and had been entirely remodeled by the previous homeowner, who is not a licensed contractor. Most of the remodeling had been done after the house was already listed for sale. The house was foreclosed upon, since I couldnt pay a house payment on two houses, and the government is going to take action against me, since I had applied for a HUD loan. I need help to right this situation. Thank you in advance for any help regarding this matter.

It is pertinent to know when the home was purchased to assess whether you waited too long before complaining.
