Who owns it

I had a verbal agreement to sell some land. Buyer gave me a check for downpayment.This was 3and a half years ago. he has neglected to complete deal after many verbal warnings. I sent him a letter and returned his downpayment. He has built several small structures'' storage barns'' and a swing set on the property. He refuses to vacate. He has retained an attorney and is stating that the check was payment in full and that I refuse to give them deed. He was supposed to pay all costs. I no longer want to sell. Do I have to complete this sale

In a word, no. Contracts for the sale of real property are required to be in writing. You would need to treat this guy as a tresspasser and evict him.
