Roommate leaving

Me and my roommate signed a joint lease at an apartment for a year but after two months, he wants to leave. I will not be able to pay the rent by myself. Early termination fee amounts to over $2000. Is the lease legally binding? Is there any way I can legally have my roommate compensate if he leaves?

Most joint leases provide for joint + several liability.

An examination of the text of the lease is the best starting point. Assuming that the lease provides for "joint and several" responsiblity, the landlord may collect from either or both of you. You have the right to sue your roommate for his portion of the rent. You also have a duty to try to find a substitute roommate to alleviate the problem. Since you both signed the contract I doubt the landlord would agree to make you resonsible for only one-half of the rent.
