5 Acre Dump Site

Mr.X the owner of a machine shop on 5 acres surrounded by trees. Set back off the road is elderly and wants to sale to Mr.F that will use the site for a 24hour/7 Day aweek Towing Operation. Mr.X has owned the land for many of year. All the land surrounding Mr.X are homes. Our township will allow the sale of Mr.X's property to Mr.F who will cut the trees down to use the all the ''storage'' (dump)land. All roads leading to property are residental. It will be like a bee hive, truck coming/going all day/all night flying down the roads the township refuses to place speedbumps on and no stop signs. Our area has grown 1653% in the last 5 years. The small roads around us are using the our development roads now at hi peck traffic hrs. It there anything we can do to stop this. Is there a ''Grandfather'' law or something that would allow us to stop a the ''Commerical Zoning'' of this property due to residental surroundings? Thank You Ms. R

First you must ascertain IMMEDIATELY the zoning classification of the parcel you are referring to. That will determine whether the use as a 24/7 Towing Operation is permissible. You must also determine whether the seller or buyer has to obtain any permissions from the township (either a variance or other exception) in order to use the property as a towing operation.

It does not pay for you to wait in this circumstance. If there are applications pending with the township, you must get involved NOW before they render a decision.
