Legal Question in Landlord & Tenant Law in Pennsylvania

After my divorce, I began renting out a room in the home that I own. I did not write a lease as my tenant is in the Army Reserves and needed a month-to-month arrangement while she is temporarily stationed here. We verbally agreed that she would pay me on the 1st of each month, starting July 1st. Despite my repeated requests she did not pay me her first month's rent until July 25th. She has not paid me her rent for August as of today, August 23rd. I would like to tell her that she has until Sept. 1 to pay the rent for both August and September, or I will ask her to leave, but want to make sure there are no legal barriers to doing so.

First off generally renting out rooms is frowned upon. Ignoring that you need to give her a Notice to Quit. Once you do that the DJ will have jurisdiction when you file for a writ of possession.

If you have any questions feel free to contact me the initial consultation is free.
