Legal Question in Landlord & Tenant Law in Pennsylvania

Whose is it?

I own a house and I had a friend staying with me for about a month. Well things didnt work out and my friend moved out and took all of there stuff except one thing( an exercise bike). It has been two weeks and they havent taken it out, can i legally throw it out?

Absent a court order declaring it abandoned property you can't.
