Deed of trust contract

My mother is sellin her house with a deed of trust contract she is elderly now i'm her only child and the person buying house has defaulted on payments and is not paying tax and on contract it states that they have to pay them. She wants me to keep the house how do i get him out and transfer it to my name. Thanks maria

I'd need to see your documents before I can tell you for sure, but in most cases, you can give notice to the debtor that you are the substitute trustee and begin foreclosure proceedings.
