Legal Question in Real Estate Law in Utah

Lease Dispute

If a landlord gives you a 3 day notice to vacate, can they still charge you a months rent for failure to give notice?

I paid my full 6 month lease but didnt give written notice I was leaving, I did give verbal notice, and I was given a 3 day notice to vacate prior to the end of the month.

Now I am being sued for the extra month plus attorney fees.

Re: Lease Dispute

If you paid the term of your lease and left at the end of the lease, you generally are not held liable for failure to give advance notice. If you stayed over the term you may be liable. Ultimately the language in the lease governs whether or not you should have given notice. Read it carefully.
