Two unrelated people refinancing and putting an addition on a home that one pers

My boyfriend and I both own our own homes and we want to live together in his home. I do not want to rent out my current home. I want to sell my home and use that money to help build an addition to his house and then have both of our names on his house. We also want to have some kind of legal aggreement concerning how our financial affairs should be resolved should one of us expire and/or should we part company. I have two grown children and would like to be able to will them my assets without putting my boyfriend in jeopardy with the house.
