Legal Question in Landlord & Tenant Law in Washington

Responsibilty for fire damage

My son rents an apartment with four roommates. One roomate was cooking and started a grease fire. In the ensusing confusion, my son told the roommmate to take the flaming pan outside. The roommate went partway, spilled some burning grease on the carpet, then went back to the stove with the pan because it was too hot. A third roommate finally quenched the fire. (No one was hurt).

The rommate who started the fire wants my son to pay for the carpet damage, since it was his idea to take the pan outside. Is my son liaible for this damage?

Re: Responsibilty for fire damage

Assuming your son did not physically force the other boy to take the pan across the room, no, your son would not be solely liable. However, all the tenants would be jointly and severally liable, assuming they all signed the lease.
